Our client, a highly ranked Top 100 and award-winning Law firm based in the centre of Cardiff, is currently looking to recruit a Conveyancing Assistant to join their team. Ideally suitable for someone with a background in conveyancing or an LPC graduate willing to learn conveyancing work.
Duties & Responsibilities
Issue initial paperwork to Clients, Solicitors and Estate Agents
Request management packs where necessary
Use the land registry portal
Complete all the usual land registry forms including TR1, TP1, RX1, RX3, RX4, AP1 and FR1
Issue contract packs
Obtain plans
Apply for searches
Deal with enquiries internally and externally including the provision of cost information to potential new clients
Provide clients with suitable advice appropriate to the transaction in hand
Work in line with completion dates, whilst maintaining client expectations
Provide up to date file and management information to clients in accordance with their requirements via e-mail and telephone
Deal with purchases and sales including carrying out searches, completions etc
Chase for updates and progress reports from clients and also solicitors on other side
Prepare Completion Statements and Bills
Deal with post completion formalities to include sending of transfers, chasing outstanding documentation, settling invoices, bankruptcy searches and pre completion searches etc
Preparing and serving of notices
Ensure SDLT and registration formalities are carried out and uploaded electronically within the required timescales
Order indemnity policies
Maintain regular contact with clients to ensure they are kept informed and queries are dealt with promptly
Essential Skill
· The successful candidate will have excellent client care skills and be comfortable in working within a fast-paced environment.
· The ideal candidate will need a high level of administrative and IT skills.
· An eye for detail and strong organisational skills are also needed along with the ability to organise and prioritise work in order to meet demanding deadlines.
